What We Inspect
Heating System
Includes the heating equipment; normal operating controls; automatic safety control; chimneys, flues and vents where readily visible; solid fuel heating devices; and heat distribution systems including fans, pumps, ducts, piping, air filters, registers, fan coil units, and convectors.
Structural Components
Includes foundation, floors, walls, columns or piers, ceilings and roof coverings, roof drainage systems, flashings, skylights, chimneys and roof penetrations, and signs of leaks or abnormal condensation on building components.
Plumbing System
Includes interior water supply and distribution systems; interior drain, waste and vent systems; hot water systems and sump pumps..
Interior Components
Includes walls, ceilings and floors; steps, stairways, balconies and railings; counters and a representative number of built-in cabinets; representative number of doors and windows.
Built-In Appliances
Includes permanently installed dishwashers through a normal cycle; ranges, cooktops and permanently installed ovens; trash compactors; garbage disposals; ventilation equipment or range hoods; and permanently installed microwave ovens.
Cooling System
Includes cooling and air handling equipment; normal operating controls; and distribution systems including fans, pumps, ducts, piping, dampers, insulation, air filters, registers and fan coil units.
Electrical System
Includes service entrance conductors; service and grounding equipment; main overcurrent device; main and distribution panels; amperage and voltage ratings of service; branch circuit conductors including their overcurrent devices and compatibility of ampacities and voltage; a representative number of installed ceiling fans, light fixtures, switches and receptacles; GFCIs and smoke detectors.
Exterior Components
Includes wall cladding, flashing and trim; entryway doors and a representative number of windows; garage door operators; decks, balconies, stoops, steps, areaways, porches and applicable railings; eaves, soffits and fascia; vegetation, drainage, driveways, patios, walkways and retaining walls with respect to their effect on the condition of the building.
Insulation & Ventilation
Includes insulation and vapor retarders in unfinished spaces; ventilation of attics and foundation areas; kitchen, bathroom and laundry venting systems; operation of any readily accessible attic fan, and, when temperature permits, operation of any readily accessible thermostatic control.
