What Is a Home Inspection?
A home inspection is a visual examination of many systems of a home, as set forth in the standards of practice of your local jurisdiction. These include the visual components of heating, cooling, plumbing, electrical, structural, roofing, exterior and interior systems, as well as built-in appliances. The findings of the house inspection are presented orally at the end of the inspection and in a written report that provides a description and the status of the systems of the home. The home inspection report is generated using the latest software and can be delivered as a PDF file via email, a color printed hard copy, or both. Home inspection reports are generally available the day after completion of the inspection. It is recommended that the client be present for the house inspection, so observations can be pointed out and discussed as they are made. If for some reason you are not able to attend, the report will provide a detailed description of the home, along with color photos to give a good understanding of the components inspected.
Why Get a Home Inspection?
For the buyer: Whether you’re a first-time homebuyer or a seasoned one, buying a home is one of the largest investments you may ever make. You have fallen in love with the home you want, now shouldn’t you get to know it inside and out? A home inspection provides a comprehensive look at many of the components that make up a house, allowing you to make an informed decision now and be prepared for what may come down the road. The home inspection report provides a detailed breakdown, with color photos, of the status of the systems of your potential new home. The home inspector is working for you and has only your best interests in mind.
For the seller: Even though you live in your home, there are areas you do not frequently enter, such as the crawl space, roof, attic and utility closet. Having the various components of your home inspected prior to listing will help you prepare your home to get the most for its value and to help things go smoothly and quickly at closing. The pre-listing inspection report provides a detailed breakdown, with color photos, including a description and status report on the systems of the home. The home inspector is working for you and has only your best interests in mind.
